How To Sell In The Spring Real Estate Market
Spring is arguably the best time to buy and sell. Why? Glad you asked!
There is something about the sunshine, longer days, warmer weather (if you can say 50 degrees is warm-ha!), flowers blooming, and nature coming back to life. The snow is gone and we begin to see the grass again! This sparks new energy into us all. Now, because spring is the busiest time of year when buying and selling, you need to make sure you stand out from the competition.
You want your house to be the prettiest trophy on the shelf, for the least amount of money. And no, I am not telling you to under price your home. There are tons and tons of "little" improvements you can do to your home to make it stand out from the rest.
CURB APPEAL. Curb appeal is crucial to a good first impression. It is the first thing people (your buyers) will notice when they drive up the driveway.
CLEAN. Clean the windows, window sills, front door, and any part on the outside of the home you can reach ;). When warm enough, power wash the siding. After the snow, wind, and sloppy wet weather, they are going to be dirty. I know you have already ruled this out in your head but back up a second. You want your home to sell fast and for more money than the competition right? A sloppy exterior will make buyers think you've slacked off maintaining the interior as well.
CLEAR THE WALKWAYS. Sand, dead leaves and dirty snow chunks: get them off the sidewalk and driveway.
ADD COLOR. Now, weather permitting, plant flowers. I know this is not ideal until late May for us in North Dakota so in the meantime add a colorful wreath to the door or get a few porch decorations. Make the front door inviting. A fresh coat of paint, especially in a color that contrasts with the home, will make the front door stand out.
ORGANIZE AND DE-CLUTTER. Buyers want to envision their belongings in your home. Messy closets and cabinets give the impression that your home does not have enough space for the buyers. Rent a storage unit or portable storage unit such as SulliVAN or GoMini to store all your belongings you don't need until after the move (Christmas decorations, blankets, snow gear, winter clothes, snow blower, bins/totes in the basement. I can't be the only one with unnecessary storage items!)

CLEAN. I feel I mention cleaning in almost all of my blogs, but it just stresses how important it is to have a clean home when selling! I have seen homes sit on the market because the house was messy, dirty, or had a pet odor. There is nothing worse than walking into a home with an odor. As a buyers agent, I can say that I have had clients not even want to look at the rest of the home because of the smell. On the contrary, I have also seen homes sell in less than 24 hours on the market because of how well it was taken care of- better than new! However, that is beside the point. If a buyer is choosing between their top two favorite houses, chances are, they are going to go with the cleaner one of the two because it was cared more for by the owner.
The spring market can be crazy but don't sell yourself or your home short of its full potential. Use these three simple, yet effective tips on how to get your home sold fast and for top dollar! I guarantee if you do them, you won't be disappointed.
